There are many varieties of soil tests. Soils can be tested for type, strength, reactivity, compaction, contamination, seepage, nutrients, etc. We specialise in soil testing prior to commencing residential, multi-residential or small commercial / industrial construction.
All of our Soil Testing services come with the backing of our Public Liability and Professional Indemnity insurance policies.

Soil Site Classification Report
The most common form of testing, required prior to building a new house, extension, residential development, small shed, commercial building is a Soil Site Classification Report. A site classification is based on a soil’s potential to react and move with normal seasonal soil moisture changes and other site factors. To obtain you building permit for these structures, you will always be required to have a Soil Site Classification Report.
This type of soil testing investigation and report provides a Site Classification to Australian Standard AS2870:2011 and recommendations for footing founding conditions. Site Classifications to AS2870:2011 include:

A good soil test is key to preventing future building cracking, movement and damage. Not all soil tests are the same. Following your McClellands Soil Site Classification Report, we can design your footings for longevity, robustness and efficiency. All our soil tests are undertaken by our qualified engineers with knowledge of both soils and footing design

Other forms of soil testing that we offer include;
Land Capability Assessments for On-Site Effluent Disposal (LCA)
LCA’s are typically required before building or extending in unsewered areas, where a septic tank or on-site effluent treatment system is required. LCA’s are also required when subdividing land in an unsewered area. An LCA is an investigation, assessment and report which considers a site’s suitability for on-site effluent disposal, given soil, groundwater, topographic, and local area conditions. LCA reports are generally to be submitted to the local Council at planning permit stage if the land is covered by an Environmental Significance Overlay (ESO) or when applying for a septic tank permit. We undertake numerous in-situ and laboratory soil tests and produce an Autocad drawing of the site, to provide a high quality report, which gives your application a high chance of success at Council. A variety of treatment and disposal options are considered on each site including septic tanks, worm farms, aerated wastewater treatment plants, disposal trenches, irrigations systems, mound systems and more.
Contaminated Site Assessments
Contaminated site assessments are typically required when subdividing land or changing the use of land to a more sensitive use. Examples of this include construction of multi-residential developments on a former single dwelling site or constructing a residence on a former industrial site. Contaminated Site Assessments are best undertaken prior to purchasing land if it is intended to subdivide or change to a more sensitive use. The scope of a Contaminated site Assessment varies significantly depending on numerous factors including the size of the development, site location, the site’s current use, etc. When required, laboratory soil analysis is undertaken by a NATA registered laboratory.
